Viewing a house: 5 tips

The viewing is when you find out everything there is to know about a property. That’s why it’s important to be well prepared. But what do you do to prepare? And what should you look for on a viewing? We’ve made a list of all the tips for you!

Viewing a house: check out these tips

  1. Figure out your requirements

    Before going on a viewing, it’s important that you’re clear on what you’re looking for in a home. You could make a checklist of things you will be judging the house by, including things you want the house to have. Look beyond the style of the house and the type of property, and also consider the neighbourhood and how far it is from where you work. 

  2. Check out the neighbourhood

    Before or after a viewing, take a look at the area or neighbourhood where the house is located. Go for a walk in the neighbourhood before the viewing to get a good idea of what the area is like. Additionally, you could write down any questions you have about the area and ask them during the viewing. 

  3. What energy label does the house have?

    A house’s energy label tells you how energy-efficient it is. Does the property have good insulation? Does it have double glazing? How old is the central heating boiler? Energy labels go from A++++ to G, with A being the most and G the least energy-efficient.

  4. Is the house in good condition?

    Take a good look at the woodwork in the window frames. When was the house last painted? Check what state the concrete and brickwork are in. The condition of the foundation is also an important thing to check. Ask the seller’s agent about any ‘hidden defects’ during the viewing. They are under an obligation to inform you of those.

  5. Prepare for the examination

    As the buyer, you are required by law to examine the house you’re looking to buy. This means that it is your responsibility to examine the condition of the property as thoroughly as possible and to find out if there are any obligations you would have to fulfil if you buy the house. Think about what to ask during the viewing.
    For example:

      • Is the house in a good state of repair?
      • Are there any legal obligations attached to the house? 
      • What is the local council’s zoning plan for the area? 
      • Is the property subject to any other restrictions? 

    Remember that the seller is required by law to disclose these kinds of things. They must tell you about any defects in the house that they know of.
